There is Another Option!
New construction homes are a great idea.
If you have an open timeline, new construction homes can be a great avenue to obtaining your dream home.
Within the new home builder world, there are several options. The first is well-known, master communities like McKay’s Mill, Stephan’s Valley, Westhaven, and such that are continuing their large-scale building phases gradually. These masterplan communities often offer a variety of affordable and luxury homesites. They often include community amenities like a pool, walking trails, playgrounds, clubhouses etc. Buyers can often pick their lot site, exterior elevation style, added upgraded features, and select the flooring, countertops, and cabinets.
Should buyers wish for something a bit more custom and private, Middle Tennessee has some great options. There are many smaller boutique builders around town that build homes on smaller scales (think 1-10 homes), sometimes larger homes on larger lots, sometimes attached luxury townhomes. These communities are often not overtly advertised and not to be found on the MLS (Multiple Listing Service), and that is why it is essential to have an experienced buyers agent on your side. Jane is consistently driving to new development sites and networking with builders and on-site agents. Jane is well versed in the new home market of Middle Tennessee, knows of some phenomenal home sites.
Depending on your timeline, new homes can take anywhere from 6 months to a year or possibly more to build. So patience is a necessary virtue when it comes to new home building. But you can be confident that once you and the builder have signed off on the sales agreement, you will have locked in your base home price. It is also important to be represented by your own buyer agent, like Jane. The builder and the site agent are not there to protect you as the buyer. Again, experience is key and will save you headaches and frustration down the line. From contract to closing, you want someone like Jane on your side.
